The
farm has comunication by National Route #2 ( San José-San Isidro
del General) that simultaneously forms the South boundary of the
farm in an extension of 3 kilometers.
The highway is paved and in perfect condition during the whole
year. The average time of duration from San José is one hour and
thirty minutes with a distance of 55 kilometres.
The geological conformation of the region is closely linked to
the process of formation of the Volcanic Mountain Chain of Talamanca.
Its grounds are lime arcillous with good and regular drainage
with a good content of organic matter.
The average precipitation of this zone is 2100 mm, it rains during
the whole year specially during the months of June, July, August,
September and October. The temperature throughout the year, cool,
proper of the zone with an average of 13 C or 55 F.
NATURAL FOREST This
natural forest represents about 100 hectareas mainly in the
hilly sides and watersprings. It characterizes by a thick forest
whrein the dominant species is oak
(quercus SSP) the intermidiate stratus is "cedrillo"
(Brunelia Costarricensis) Chilemuela (Drimis Granadensis), Quizarrá
(Ocotea SPP), Magnolia (Magnolia SPP) and Lorito (not identified).
PASTURE AND JUNQUILLO.
The pasture occupies an area on the North Side of the Administration
House that has been refostered with Red Alder, White Pine, Cipres
and Oak.
Red Alder Predominates. The "junco" is an invasive
specie that grows over swamps with high density and invades
those places that have been disprovised of vegetation. This
area represents approximately 50 hectareas. Junquillo is used
often to make baskets.
SECUNDARY FOREST. This
corresponds to Natural Forest that has been subjeted to one
exploitation. This represents about 150 hectareas and was exploited
about 40 years ago and more than 10 years ago this exploitation
was interrupte, consequently this constitutes a secondary forest
with species of rapid grouth such as the following: Papayillo
(Orepánus Pittienei), Ratoncillo (Rappanea SSP ).

SECONDARY SUCCESSION: The
"charral" or invasory vegetation of the farm is formed
herbaceous and arbustive of good development and high density.
This area is approximately 30 hectareas and the dominant species
are : blackberries, wild cane, egg plant, gramineas, compasitaes,
melastomaceas, rubiaceas, araliaceas and chlorantaceas.

Note: Jaul or Red Alder was chosen as the fastest growing and
most usable semi hardwood; there are more than 100.000 big trees
most in production. The other species have developed nicely,
specially the White Pine, now well developed.

**The refostered area is about 6 Hectareas more as every year
a little has been done without ant contract with the government.
INFRASTRUCTURE AND OTHERS.
The farm has an administration house of approximatly 200 m²
(6500 sq. feet
built in 1960 with lumber from the zone, in excellent condition,
it has nearby a home for the caretaker of 80 m² ( 900 sq. feet
) made of lumber and in good condition.
Electric service pases on the hghway throughout the farm and
is used by the houses therein. The water is pumped from a spring
near the administration and the caretakers house. There are
plenty springs on the farm. Within the farm there are roadssuitable
for vehicules of doble traction, in the dry season these roads
are used for the extraction of farm products such as charcoal
and lumber products. In addition to the richness of the forest
and the climate, the farm has considerable quantities of water
springs that have been protected by natural woodland that has
not been exploited whrein there is great quantities of various
animals.
Telephone service is avalable at a short distance, but the area
is well covered by celullar telephone.
On the refosterded area the National Banking System offers financial
aid for 500.000 colones ( US$ 1.900) per hectarea which amounts
for more than 50 million colones (US$192.000) with the colateral
of the farm; furthermoe an equal quantity is offered by lumber
people for the exploitation of the natural forest, but being
the only virgin foest on the Pan American Highway on the Continental
Divide, we have preserced this forest an the additional splits
of water springs fo whatever the purchaser desideres.
The land alone in this section is worth more than one million
colones
( US$ 3.846) per hectarea. Due to the old age of the owner the
Company is willing to realese everything for one million US
dollars.
Government Agencies offer ten thousan colones ( US$38.46 ) per
hectarea per anun if the farm is paralized and dedicated to
save oxigen.
